How a closing works with us

Once your contract is firm, we open the file, order the searches, and confirm the title. For a purchase, we prepare the transfer and mortgage documents, meet with you to sign, and coordinate with your lender and the other side’s lawyer. On a sale, we prepare the transfer and other closing documents and coordinate with the other side’s lawyer in preparation for receiving the funds to close. Once funds are received, we make all necessary payouts.

To get started, inform your realtor that you would like us to assist with your sale or purchase. Your realtor will then send us the contract and other details.

If applicable to your transaction, inform your lender that you have retained us to assist with your financing.

The sooner we receive the contract and/or your mortgage instructions, the more time we have to catch anything that needs attention.
